Terrassiehitus Tallinn: Terrace repairs

Terrassiehitus Tallinn repairs timber terraces with damaged frames, boards, railings or stairs. Before quoting, we check whether sanding and oiling will solve the problem or whether part of the load-bearing structure needs replacing.

We reply on the same working day and begin repairs no later than the 14th working day after an order is confirmed. Site surveys and quotes are free in Tallinn and Harju County.

Terrace repairs, from frame to stairs

We repair frames, decking, railings and stairs. Since 2014, our maintenance crew has replaced 214 beams and 1,846 boards, repaired 412 linear metres of railing and rebuilt 167 steps.

  • A builder works on the exposed terrace frame with a drill. A new beam should not be fixed to an old rusted beam hanger.

    Load-bearing frame repair

We replace rotten beams or posts, often found where a ventilation gap beneath the terrace is less than 30 cm and ground moisture cannot dry out.

Before quoting, we inspect the whole load-bearing frame. Beams beside a visibly rotten one may have begun to deteriorate in the same damp area.

  • Replacement decking boards are kiln-dried to reduce warping in their first summer.

    Replacement of terrace boards

We replace individual rotten or split deck boards without dismantling the entire terrace, matching the new boards to the surrounding spacing and fixing positions.

Even for a three-board repair, we bag the offcuts and take them to our Peetri warehouse for sorting.

  • A repaired terrace railing. We finish the handrail with fine sandpaper for a smooth surface.

    Terrace railing repair

We tighten loose handrails and replace rotten posts. We check that the gaps between railing slats remain under 10 cm and the handrail is 90 cm high, our minimum for reducing fall risk for small children.

We measure the old railing's height and slat gaps and specify any needed correction in the quote.

  • A builder fixes a new board to the bottom stair tread. Each new tread uses one unspliced board.

    Terrace stair repair

We repair sagging steps and uneven risers, rebuilding where needed with a consistent 17 cm rise and 28 cm tread depth for comfortable use.

Before rebuilding, we measure every existing riser. Settled steps can vary in height and cause a trip at the top or bottom.

Terrace repair prices

Repair prices depend on the extent of the damage. Structural work costs more than replacing a board alone. Site surveys and quotes are free in Tallinn and Harju County.

The following factors affect the price the most:

  • extent of damage: single board versus multiple beams at once
  • the condition of the soil and foundation around the posts
  • availability of old wood species to match new boards
  • accessibility: furniture and plants must be lifted from the terrace before work
  • whether the damage extends from the railing or from the board to the foundation
  • weather: repairs requiring excavation are not carried out on frozen ground

How Long Does Terrace Repair Take?

Replacing three beams in a 12-beam frame takes two working days: removing the damaged beams and checking the base on day one, then fitting new beams and refixing the decking on day two. Our average repair takes 1.4 working days; 158 of 243 repairs were finished in one day.

We make the decision whether to replace or leave the beam with a moisture meter: in dry weather, wood with a moisture content of more than 20 percent is damaged by fungus and needs to be replaced, not dried.

We carry out repairs touching the bearing structure and the foundation from spring to autumn on thawed soil, where the new post foot is driven into fresh, not frozen, soil. In winter, we only do quick surface repairs, such as tightening a loose handrail, which does not require excavation.

Repairing 8 linear metres of railing and replacing half its posts takes a two-person crew one working day. The railing can be removed and refitted faster than a loaded support frame.

Repair of Terrace Stairs and Two Beams Near Pelgulinna School

Owner: Tarmo K., lower apartment of the wooden house. Plot: Near Pelgulinna School, North Tallinn. Job number: 1 318.

1. Damage assessment: the moisture meter showed 26 percent in dry weather in the two beams at the end of the stairs, and the four steps of the stairs were 15, 17, 20 and 22 centimetres, so 2 beams, 9 boards and the entire staircase were replaced.

2. Removing damaged parts: we took out the rotten beams, boards and old stairs, leaving sound parts intact. The removed timber went in bags to our Peetri warehouse for sorting.

3. Installation and handover: we used treated pine matching the existing terrace. The rebuilt four-step staircase has 17 cm risers and 28 cm treads. We tightened 6 linear m of railing, and the replaced beams received a three-year written warranty.

Construction price: frame repair 2 beams × €45 = €90; replacement decking 9 boards × €18 = €162; stair repair 4 steps × €65 = €260; railing repair 6 linear m × €8 = €48. Total €560, including 24% VAT.

Construction time: two working days in early October 2024: beams and decking on day one, stairs and railings on day two. The sound part of the terrace remained in use.

Finished terrace: All four steps have the same 17 cm rise, and decking covers the two new beams.

Our Work Process

Three steps from damage assessment to completed repair.

  1. 1. Damage Assessment

We use a moisture meter to check the frame and inspect the decking, railings and stairs. The quote separates parts needing replacement from those needing only maintenance.

  2. 2. Removal of Damaged Parts

We remove damaged beams, boards, posts or steps while leaving sound parts in place, checking the structure below as it is exposed.

  3. 3. Installing the replacement and handover

We use matching timber and dimensions for the replacement. At handover, you receive written care instructions and a three-year written warranty on replaced load-bearing parts.

How to choose whether to repair or build a new terrace

We assess the frame and foundation to decide whether a repair or a new terrace is appropriate.

Sound frame, worn decking

If beams and posts test sound but the decking has greyed or individual boards have cracked, we can replace the affected boards and oil the surface while retaining the foundation and frame.

More than half of the beams are damaged

If more than half the beams show elevated moisture, rebuilding the frame on the existing foundation is less costly than replacing beams one by one and allows us to level the whole terrace.

The foundation still supports the terrace

If the existing foundation is level and sound, we can retain it and build a new frame and decking above it, avoiding excavation and concrete work.

Frequently Asked Questions

What does terrace repair cost?

Replacing three beams in a 12-beam frame starts at €135, based on €45 per beam. Replacement decking is priced separately at €18 per board.

How do you decide whether to replace a beam?

We use a moisture meter. A beam still above 20% moisture in dry weather needs replacing; sound beams stay in place while we maintain the decking above.

When during the year can you repair a terrace?

We repair foundations and load-bearing structures from spring to autumn, when the ground has thawed. In winter we carry out surface repairs that need no excavation, such as tightening a loose handrail.

Will new boards match the old decking?

New untreated boards initially look lighter than adjacent weathered boards. Sunlight greys them towards a similar shade over one growing season.

What warranty covers terrace repairs?

Replaced beams and posts have the same three-year written warranty as the load-bearing structure of a new terrace. Warranty terms for replacement boards and other surface work are listed separately.

Can I use part of the terrace during repairs?

The sound part of the terrace can remain in use while we fence off the damaged work area.

Can you repair a single stair step?

Yes, we can repair a single sagging step. If more than two risers are uneven, we rebuild the staircase so every step has a consistent 17 cm rise.

Where do you repair terraces?

Our maintenance crew repairs terraces across Tallinn and Harju County, including older gardens in Nõmme and Pirita and homes in Peetri, Viimsi, Keila, Saue and Maardu.
