Terrace construction and care in Maardu

Terrassiehitus Tallinn builds timber and composite terraces, block foundations on limestone ground and shelters in Maardu. We also repair terraces at detached houses in Vana-Maardu, cottages in Muuga’s garden associations and plots by Lake Maardu. By the end of 2025, our work log recorded 86 Maardu jobs: 52 construction projects and 34 maintenance or repair jobs.

Six-metre beams and crushed stone arrive from our Peetri warehouse by trailer on the morning the crew starts work. On our first visit, we use a hand auger to check where the limestone begins; in Vana-Maardu it can stop the auger at a depth of just 40 cm.

Private plots on Maardu limestone

Limestone lies close to the surface around Maardu. Towards Vana-Maardu and Muuga, some sites have only 40 cm of soil above the bedrock, so a screw pile cannot reach the estimated 1.2 m frost depth. We excavate to the limestone, lay a crushed-stone bed beneath each concrete block and support the blocks directly on the rock, which does not heave like clay. Of our 52 Maardu construction jobs, 38 used block foundations.

Limestone lets water pass mainly through its cracks. Spring meltwater can therefore sit above the rock, leaving the thin soil layer wet and prone to frost heave. We fill around the terrace blocks with crushed stone and guide water towards the lower edge of the site through a shallow stone-filled trench.

Our services in Maardu

The depth of the limestone determines the foundation we use in Maardu, so we check it with a hand auger on our first visit. Our six services cover everything from a foundation on bedrock to terrace oiling.

  • A builder carries a decking board across a partly laid timber terrace, with the bare frame in front. We leave a temporary walkway by the terrace door during construction.

    Wooden Terrace Construction

On a Maardu limestone site, we support a timber terrace on concrete blocks spaced 1.5 m beneath the beams. The treated pine decking stays at least 30 cm above ground for airflow. We set each block to its final height before moving to the next, because a block cannot be trimmed afterwards like a pile.

  • A builder fits a grey composite board outside a house. Rubber tape beneath the decking helps reduce footstep noise.

    Composite Terrace Construction

A composite terrace can also be built on Maardu limestone. We level the uneven rock beneath the frame rather than altering the foundation, using an aluminium frame on blocks with adjustable feet.

  • A worker checks the level of beams on concrete blocks; every beam joint sits above a block or pile head.

    Terrace Foundation

Where limestone stops a screw pile at 40 cm, we build a block foundation on crushed stone instead. Before spreading the stone, we brush soil from the rock so a clay layer cannot remain between the limestone and the block and shift in freezing weather.

  • A worker brushes oil onto timber decking, moving from the house wall towards the steps to avoid walking on wet boards.

    Terrace Oiling and Maintenance

For older terraces in Vana-Maardu, we sand weathered timber before oiling because grey surface fibres do not absorb oil well. We sand a sample board end during the survey so the owner can see whether the weathering is only at the surface or extends deeper.

  • A builder on a ladder fastens rafters above a terrace. We plan the rafters on all four sides before installation.

    Construction of shelters

On limestone plots in Maardu, we fix shelter posts to supports cast on gravel or to anchors drilled into the rock. Where limestone begins just 40 cm below ground, a conventional post hole is impractical. We drill 12 cm into the limestone and secure the post base with a chemical anchor.

  • A builder lifts old decking with a pry bar, with replacement boards nearby. We open the decking in three places before quoting for repairs.

    Terrace Repair

Some older Maardu terraces have timber posts set directly against the limestone, where spring meltwater collects and causes rot. Before a repair, we check each beam with a moisture meter and list every replacement separately in the quote.

Free site surveys in Maardu

Central Maardu is 18 km from our Peetri warehouse, about 25 minutes by van via Lasnamäe and Peterburi Road. Site surveys, quotes and travel within Harju County are free.

For a limestone site, we bring a mini excavator that fits through a 90 cm opening, along with concrete blocks, crushed stone and a laser level. On narrow streets we leave the trailer on a wider road and carry the beams the final few metres by hand.
