Tallinn's #1 terrace builder

Terrace construction and care in Viimsi

Terrassiehitus Tallinn builds timber and composite terraces, screw pile foundations and shelters in Viimsi. We also oil and repair existing terraces, from coastal homes in Haabneeme and Pringi to new developments in Randvere and Metsakasti. By the end of 2025, we had completed 197 jobs in Viimsi Parish: 117 construction projects and 80 oiling or repair jobs.

We bring long beams and larch boards from our Peetri warehouse on a trailer because a six-metre beam will not fit in a van. On sandy coastal plots, the terrace frame stands on screw piles; for decking by the sea, we use Siberian larch.

Coastal plots and loose sand in Viimsi

Coastal sites around the Viimsi Peninsula, from Haabneeme to Rohuneeme and Randvere to Leppneeme, often have sandy soil. A screw pile goes in readily, but torque rises more slowly in loose sand than in clay or till. We therefore install the first pile as a test: if it has not reached the target torque at 1.5 m, we add a 1 m extension to the piles for that terrace. Test-pile readings have led to 389 extensions in Viimsi sand.

Sand carried onto the decking wears oil faster along walking routes. On sandy Viimsi sites, we oil these routes each spring and the rest of the decking every two years.

Our services in Viimsi

Distance from the sea and the density of the sand guide our choice of materials and foundation in Viimsi. Our six services cover coastal terraces from foundations through to maintenance.

  • A builder carries a decking board across a partly laid timber terrace, with the bare frame in front. We leave a temporary walkway by the terrace door during construction.

    Wooden Terrace Construction

Near the sea, we use Siberian larch: its dense, resin-rich heartwood tolerates alternating wet and dry conditions better than treated pine. We order boards with grooves on the underside for Viimsi coastal terraces; these are less prone to bending in the changing mist and sun.

  • A builder fits a grey composite board outside a house. Rubber tape beneath the decking helps reduce footstep noise.

    Composite Terrace Construction

Composite decking suits exposed coastal sites. Salt and sand do not damage the boards, and concealed clips leave no exposed screw heads to rust. At the annual spring clean, we wash winter sand from the 6 mm expansion gaps so the boards can move in warm weather.

  • A worker checks the level of beams on concrete blocks; every beam joint sits above a block or pile head.

    Terrace Foundation

On dry sandy sites, the sides of a pit for a concrete block can collapse and leave loose sand beneath it. We use screw piles instead, checking each position with a hand auger first. Where a thick tree root lies on the beam line, we move the pile 40 cm along that line.

  • A worker brushes oil onto timber decking, moving from the house wall towards the steps to avoid walking on wet boards.

    Terrace Oiling and Maintenance

We start Viimsi maintenance by clearing sand from between the boards. A clogged gap holds rainwater against the decking edge, leaving wood too damp to absorb oil. At each visit we also check the through-bolts on railing posts.

  • A builder on a ladder fastens rafters above a terrace. We plan the rafters on all four sides before installation.

    Construction of shelters

For a Viimsi home left empty in winter, we size shelter rafters to carry a full season's snow without clearing. The roof falls 1.5 cm per metre towards the gutter, directing meltwater away in spring.

  • A builder lifts old decking with a pry bar, with replacement boards nearby. We open the decking in three places before quoting for repairs.

    Terrace Repair

We repair loose railing posts and windbreaks whose lower fixings were attached only to the decking. A replacement post is fastened directly to the edge beam with two through-bolts.

Free site surveys in Viimsi

Viimsi centre is 20 km from our Peetri warehouse, around 30 minutes by van and trailer via Lasnamäe and Pirita. As Viimsi is in Harju County, site surveys, quotes and travel are free.

We bring long larch boards and beams by trailer. On narrow private roads in Randvere and Leppneeme, we check gate width and turning space during the survey so materials can reach the site.

What does terrace construction cost in Viimsi?

A 20 m² larch terrace in Viimsi starts at €2,800, based on €140/m². This includes the A4 stainless steel screws used near the sea. A screw pile foundation starts at €55 per pile; site surveys and quotes are free. We have built 46 of our 81 larch terraces in Viimsi.
