Terrassiehitus Tallinn: Terrace oiling and maintenance

Terrassiehitus Tallinn oils and maintains timber terraces across Tallinn and Harju County. We restore weathered decking and inspect the structure beneath it, checking pile heads and beam fixings one by one.

Site surveys and quotes are free in Tallinn and Harju County. Maintenance begins no later than the 14th working day after an order is confirmed. We oil only in dry weather above 15°C, when the timber can absorb the oil and it can dry properly.

Terrace oiling and timber care

Our maintenance service covers weathered decking, sanding, oiling and protective treatment of cut timber. Since 2014, the dedicated crew has completed 418 oiling jobs across 11,529 m², using 2,882 litres of terrace oil.

  • A worker scrubs weathered grey decking with a long-handled brush. Brushing along the grain avoids scratching across the boards.

    Restoring a grey Terrace

Grey timber is not necessarily rotten. Sunlight breaks down lignin in the surface layer, leaving grey cellulose fibres. We remove this weathered layer before oiling.

At each stage, we show the customer the difference between weathered sound timber and rot: sound wood resists a pointed tool, while a rotten patch yields under pressure.

  • Cleaning tools on a timber balcony. We schedule maintenance so the oil has time to dry before the weekend.

    Spring terrace maintenance

In spring, we clear needles, leaves and sand from the gaps between boards. Debris blocks drainage and traps moisture beneath the decking.

We turn sound cupped boards over during spring maintenance so rainwater no longer collects in their centres.

  • A worker sands decking with a circular sander. Changing the disc every 5 m² prevents clogged paper from heating and polishing the wood.

    Terrace Sanding

Sanding removes about 1 mm of greyed fibres and old oil from the board surface, exposing sound timber that can absorb a fresh coat.

We sand along board gaps with a handheld belt sander. A large floor sander could ride over the 5 mm gaps and leave uneven edges.

  • A worker applies timber treatment along full board lengths, three boards at a time, to avoid visible overlaps.

    Protective treatment for terrace timber

We protect sawn ends and cuts made on site, where factory-applied preservative may not have penetrated the full depth of the timber.

We use a brushable copper-based wood preservative that penetrates the fibers of the freshly cut surface, and we repeat the treatment of the cut edges every 3 years, because ultraviolet radiation degrades the active ingredient of the product faster on the surface than in the deeper layer of the wood.

Terrace oiling and maintenance prices

Oiling prices depend on the timber, surface condition and sanding needed beforehand. Site surveys and quotes are free in Tallinn and Harju County.

ServicePrice
Terrace sanding and oilingfrom €20/m²
Washing and drying before oilingfrom €2.70/m²
Protective treatment for cut timber endsfrom €3/linear m
Terrace railing oilingfrom €6/linear m

The following factors affect the price the most:

  • surface condition: is washing enough or is it necessary to sand before oiling?
  • wood type: larch and thermowood need oil less often than impregnated pine
  • number of oil coats: two coats consume more material than one refresh coat
  • accessibility of the area: furniture and flower pots must be lifted from the terrace before work
  • the presence of terrace railings and steps, which adds surface area and craft part
  • weather: we oil on a dry day at temperatures above 15 degrees

How long does terrace oiling and maintenance take?

Washing, drying and applying two oil coats to a 24 m² terrace takes two working days: washing on the first, then two coats four hours apart on the second.

A 24 m² terrace needs 6 litres of oil for two coats, at 8 m² per litre per coat. Our average oiling job covers 27.6 m² and takes 2.2 working days.

We wait six months before oiling a new treated pine terrace. Freshly treated timber is still too damp to absorb oil evenly; applying it sooner can leave a sticky, patchy surface.

We oil above 15°C with no rain forecast for 24 hours. Cold slows drying and rain can damage a partly dried coat. We reply on the same working day, and terrace surveys are free in Tallinn and Harju County.

A worker brushes oil onto dark decking beside oil cans and cloths. Used oily cloths go into a water-filled metal container to prevent spontaneous combustion.
A worker sands grey decking around a red farmhouse with a vacuum-connected belt sander. Raised screws are tightened first to protect the belt.

Oiling a terrace around a farmhouse near Rae Manor

Owner: Sirje M., converted farmhouse. Plot: Near Rae manor, Rae parish. Job number: 1 489.

1. Surface inspection: the grey timber resisted a pointed tool across all 48 m², so the quote included washing and sanding. During spring maintenance, four sound cupped boards were turned over.

2. Washing and sanding: we washed the decking with water and a soft brush and let it dry overnight. Sanding with 80- then 120-grit paper removed 1 mm of weathered fibre. We vacuumed the dust for disposal and treated 26 linear m of cut board ends with a copper-based preservative.

3. Oiling and handover: we applied two coats using 12 litres of oil, four hours apart. The customer received written care instructions and a one-year warranty for the oiling.

Maintenance price: washing and drying 48 m² × €2.70 = €129.60; sanding and oiling 48 m² × €20 = €960; cut-end treatment 26 linear m × €3 = €78. Total €1,167.60, including 24% VAT.

Maintenance time: three working days in late May 2026: washing and drying, then sanding and cut-end treatment, then two oil coats in dry 18°C weather.

Finished terrace: All 48 m² lost their grey surface and received two even coats of oil.

Our Work Process

Three steps from inspection to freshly oiled decking.

  1. 1. Surface Inspection

We test the boards in several places with a pointed tool to distinguish sound greyed timber from rot, then decide whether washing alone is enough or sanding is needed.

  2. 2. Washing and Sanding

We wash the decking at low pressure and let it dry. Where sanding is needed, we start with 80-grit and finish with 120-grit paper, leaving a surface that absorbs oil evenly.

  3. 3. Oiling and handover

The oil is applied in two layers, with drying time between the layers. Upon handover, the customer receives written maintenance instructions and a 1-year warranty on the oiling work, which covers the peeled or sticky surface.

How often should a terrace be oiled?

Timber type and sun exposure determine how often a terrace needs another coat of oil.

How often to re-oil

An open terrace standing in full sun needs a new layer of oil every 2 years, because ultraviolet radiation breaks down the surface layer of oil faster than the wood fibers themselves. A terrace under trees, standing in diffused light, preserves the oil layer longer.

Larch and thermowood need less frequent oiling

Larch wood and thermowood do not need oil to protect the structure, because both are naturally resistant to moisture, and oil only refreshes their tone. On impregnated pine, on the other hand, oil is part of the protection system, not just a matter of appearance.

Composite Does Not Need Oiling At All

Composite terrace does not need oiling, only washing, and we will write more about its maintenance on the composite terrace construction page.

Frequently Asked Questions

What does it cost to oil a 24 m² terrace?

Sanding and oiling 24 m² starts at €480, based on €20/m². Washing and drying beforehand adds €2.70/m².

How often should the terrace be oiled?

A terrace in full sun generally needs another coat every two years. Decking beneath trees, in softer light, retains its oil finish longer.

Can you oil a terrace in rainy weather?

No. We oil only above 15°C with no rain forecast for the next 24 hours. Cold slows drying, while rain damages the partly dried coat.

When should a new terrace first be oiled?

Wait six months after a new treated pine terrace is finished. Factory-treated timber is initially too damp to absorb oil evenly.

Does composite decking need oiling?

No. Composite needs regular washing but never oiling. We treat any timber components, such as railing posts, separately.

What warranty covers oiling?

Oiling has a one-year warranty covering peeling or sticky patches. It is separate from the three-year structural warranty.

Do washing water and sanding dust remain on the lawn?

Washing water and loose sand can soak into the lawn; we use only water and a soft brush, without chemical cleaners. We vacuum sanding dust and take it to a waste station.

Where do you maintain terraces?

Our maintenance crew works across Tallinn and Harju County, from Kalamaja courtyards to homes in Viimsi, Keila, Saue, Maardu and Rae Parish.
