Tallinn's #1 terrace builder

Terrassiehitus Tallinn: Terrace foundations

Terrassiehitus Tallinn builds terrace foundations using screw piles, concrete blocks or posts. We choose the system for the soil, terrace height and load it must carry. Our estimated frost depth in Harju County is 1.2 m; support points must reach suitable ground so freezing and thawing do not tilt the terrace.

Site surveys and quotes are free in Tallinn and Harju County. For a confirmed order, foundation work begins no later than the 14th working day. Screw piles need no excavation or concrete curing; where shallow rock prevents their use, we choose blocks or posts.

Terrace foundations and levelling

Our foundation work includes new piles, blocks and posts, and levelling settled terraces. By the end of 2025, we had installed 7,864 screw piles, set 1,093 concrete blocks and 917 post bases, and levelled 19 settled terraces.

    Installation of screw piles

Screw piles suit many sandy, clay and filled sites in Tallinn and Harju County. We drive galvanised steel piles mechanically without excavation or concrete curing, so they can carry the beams on installation day.

We record the torque for each pile. The target reading and pile positions beneath the beams are explained on our screw pile installation page.

  • Concrete block foundation made with frost-resistant blocks designed for freeze-thaw conditions.

    Concrete block foundation

On shallow limestone where screw piles cannot reach depth, we excavate to the rock, lay a crushed-stone base and install concrete blocks to spread the terrace load.

We wait seven days for poured concrete to gain sufficient strength before fitting the beams. Loading it too early could shift a block and leave a dip in the finished terrace.

  • A worker pours concrete into round formwork. A plywood template keeps the steel post bases aligned.

    Post foundation construction

Post foundations suit terraces over 1 m high and shelters whose roofs catch wind. A single screw pile would not provide the same resistance to the resulting sideways force.

We set post bases 80 cm deep in narrow excavations filled with crushed stone for drainage, disturbing only as much of the garden as needed.

  • A worker lifts a settled terrace edge with a jack and checks its level. Temporary timber blocks support the beam during lifting.

    Levelling a settled foundation

We level a terrace that has settled at one corner, often because its original foundation was too shallow or stood on an undersized block.

We use a digital level to assess settlement and straighten a foundation tilted by more than 1 cm per metre. A smaller slope does not interfere with rainwater drainage or the terrace door.

Terrace Foundation Price

Foundation prices depend on soil, terrace height and the number of supports. Site surveys and quotes are free in Tallinn and Harju County.

The following factors affect the price the most:

  • soil type: sand and clay call for different foundations than shallow limestone
  • terrace height: terraces over 1 m high use post foundations
  • number of support points, based on terrace area and beam layout
  • site access: the excavator needs an opening at least 90 cm wide
  • for levelling work, whether an existing block can be raised or needs replacing
  • the structure above: timber, composite decking and shelters place different loads on the foundation

How long does a terrace foundation take?

Two workers can install a 12-pile foundation in one working day, taking turns to drive piles and check each one's level. A 20-pile foundation takes two days. Our average screw pile foundation uses 14.6 piles and takes 1.2 working days.

Excavating and pouring a block foundation takes two working days. The concrete then needs seven days to gain strength before we fit the joists.

A foundation set beneath frost depth resists seasonal heave. Spring installation can be harder than autumn work when thawed topsoil covers a still-frozen layer beneath.

We reply on the same working day and begin foundation work no later than the 14th working day after an order is confirmed. We agree the foundation before ordering materials, since a timber terrace, composite terrace and shelter place different demands on it.

Post foundation for a sloped terrace near the Nõmme Museum

Owner: Kristi T., whose house stands on a slope. Site: near Nõmme Museum, Nõmme. Job number: 1,438.

1. Soil assessment: hand-auger holes at opposite corners showed sand and a 1.4 m fall along the 6.5 m terrace length. The raised terrace therefore used a post foundation. Our Peetri office submitted its building notice ten days before excavation.

2. Foundation installation: we excavated nine post-base holes to 80 cm and filled them with crushed stone, using 2 m³ of excavation and aggregate.

3. Levelling: we checked the beams in both directions before laying 26 m² of treated pine decking. On the higher edge, more than 60 cm above ground, we fitted 8 linear m of timber railing.

Construction price: post foundations 9 × €90 = €810; excavation and crushed stone 2 m³ × €17 = €34; treated pine terrace 26 m² × €108 = €2,808; timber railing 8 linear m × €107 = €856. Total €4,508, including 24% VAT.

Construction time: four working days in September 2025 after the 10-day building-notice period: posts and beams, two days of joists and decking, then edge boards and cleanup.

Finished terrace: The terrace stands on nine posts sunk to a depth of 80 centimetres and its sloping end is 1.4 metres above the ground.

Our Work Process

Three steps from soil assessment to finished foundation.

  1. 1. Soil Assessment

We make hand-auger test holes in at least two places within the proposed terrace area, checking for stony till, clay or sand. Those findings guide our recommendation for piles, blocks or posts.

  2. 2. Laying the foundation

We drive screw piles mechanically, recording the torque of each one. For a block foundation, we excavate pits, prepare the crushed-stone base and pour the blocks to level.

  3. 3. Levelling in both directions

Before fitting the beams, we check the foundation level in both directions. Our three-year written warranty for the foundation is supported by pile records showing the depth and final torque of each pile.

How to Choose a Foundation

Soil conditions, expected loads and site access guide our choice of foundation.

Soil Type and Foundation Selection

Screw piles install evenly and carry a load immediately in sand or moderately clayey soil. Where limestone stops a test hole at about 30 cm, we excavate and build a block or post foundation on crushed stone instead.

Load and Number of Piles

A 24 m² terrace uses 12 screw piles beneath main beams spaced 1.5 m apart. The beams carry joists and decking. A larger terrace or shelter roof may require closer pile spacing, which we calculate before quoting.

Excavation Effect on the Garden

Block and post foundations involve excavation and temporarily leave loose soil in the garden. Screw piles need no digging, leaving the surrounding lawn intact. At the customer's choice, we spread excavated soil in a garden bed or remove it.

Frequently Asked Questions

What does a 12-pile terrace foundation cost?

A 12-pile foundation starts at €660, based on €55 per pile. A block foundation for the same terrace also requires excavation and crushed stone.

When would you use blocks instead of screw piles?

A hand-auger test hole tells us. If limestone appears at 30 cm, screw piles cannot reach the required depth; we use blocks or posts instead.

How long does foundation work take?

We can install 12 screw piles in one working day. Excavating and pouring a block foundation takes two working days, followed by seven days of concrete curing before the joists go on.

Can the foundation be laid in winter?

Screw piles cannot be driven into frozen ground, and concrete does not cure properly below 5°C. We take orders year-round, but the 14-working-day start period for winter orders begins on 1 April.

What if my existing foundation has settled?

We check settlement with a digital level and straighten a foundation tilted by more than 1 cm per metre. A smaller slope does not affect terrace use or rainwater drainage.

What warranty applies to a terrace foundation?

The foundation is part of the load-bearing structure and has a separate three-year written warranty. It covers settlement and loss of pile bearing capacity under normal use.

Does the decking type affect the foundation?

Yes. A light timber terrace can rest on screw piles, an aluminium-framed composite terrace uses closer pile spacing, and shelter posts need their own foundation to resist wind.

Where do you build terrace foundations?

We build foundations throughout Tallinn and Harju County, from the sand of Nõmme and Viimsi and clay of Saue and Keila to Maardu limestone and filled sites in Rae Parish.
