Tallinn's #1 terrace builder

Terrassiehitus Tallinn: Composite terrace construction

Terrassiehitus Tallinn builds composite terraces from wood-fibre and plastic decking, fixed to the subframe with concealed clips so no screw heads show. Composite boards do not rot or need oiling. They move with temperature changes more than timber, so we leave installation gaps to allow for expansion.

Site surveys and quotes are free in Tallinn and Harju County. The composite boards carry a 25-year manufacturer's warranty. Our three-year written warranty for the frame and piles is listed separately in the contract.

Composite decking and related services

We install and repair composite decking, from individual board replacement to converting a timber terrace. By the end of 2025, we had built 163 composite terraces covering 5,087 m², including 41 on aluminium frames.

  • A builder fixes cladding boards beside a house. Their lower ends are cut at 15° to shed water.

    Replacement of composite decking

We can replace worn or discoloured composite boards without dismantling the whole terrace. Concealed clips allow us to release an individual board along its full length, starting at the end.

Removing a board also lets us check the timber subframe for rot. Composite itself does not rot, but the timber beneath it can.

  • Composite terrace railing. We explain why its posts need closer spacing than timber railing posts.

    Composite terrace railing installation

Composite railing slats and post covers match the decking and need no oiling. They retain a consistent colour as timber railings weather over the years.

The load inside each railing post is carried by galvanised steel or treated timber. The composite is a cover; it cannot safely carry the sideways force of someone leaning on the railing.

  • Composite terrace on an aluminium frame. Adjustable feet are set to the same height within 1 mm.

    Composite terrace on aluminium frame

An anodised aluminium subframe replaces timber battens. It does not swell when damp and allows profiles to be spaced 60 cm apart, compared with 40 cm for timber.

We set each aluminium profile with a laser level. This gives us a precise level across the frame before the decking is fitted.

  • Old timber decking being replaced with composite. Each existing pile is tested with sandbags and checked for settlement.

    Replacing wooden decking with composite

When converting an existing timber terrace, we replace the decking while retaining the foundation and joists if they pass a pile-by-pile load test.

Composite is 20% heavier than treated pine at the same volume. We therefore check the old foundation's bearing capacity before deciding whether it can support the new boards.

Composite terrace prices

Composite terrace prices depend on the board profile, frame material and railing type. Site surveys and quotes are free in Tallinn and Harju County.

ServicePrice

The following factors affect the price the most:

  • board profile: a hollow profile is cheaper, a solid profile is heavier and stiffer
  • frame material: impregnated wood or anodized aluminium
  • railing type: composite slats or glass
  • demolition and removal of the old terrace for replacement work
  • site access: distance materials must be carried to the terrace
  • the number of cutting edges and end caps determined by the plank installation pattern

How Long Does Composite Deck Construction Take?

Laying composite decking on a prepared subframe for a 28 m² terrace takes two working days. Clips fit into the board grooves without marking every screw position, making this quicker than face-fixing timber decking. Our average composite terrace is 31.2 m² and takes 4.2 working days including piles and frame.

We leave a gap of 6 millimetres between the composite boards, which is wider than the installation gap of impregnated wood, because the composite expands with heat more than wood with moisture, and too narrow a gap would cause the boards to buckle against each other during a summer heat wave.

Composite does not rot, but algae can form on its surface over time and make wet decking slippery. We wash it annually at no more than 100 bar, keeping the washer head 30 cm from the boards to avoid leaving visible marks.

We reply on the same working day and begin building the composite terrace frame no later than the 14th working day after an order is confirmed.

Composite terrace on an aluminium frame near Randvere School

Owner: Triin S., a new house handed over without a terrace. Plot: Near Randvere School, Viimsi municipality. Job number: 1 371.

1. Survey and profile selection: the crew leader brought hollow and solid sample boards. The customer chose a sand-coloured solid profile, and all 42 m² of decking came from one production batch.

2. Frame and clip system: at 42 m², the terrace exceeded the 40 m² limit for a timber frame, so it was built on 24 screw piles and an aluminium frame with profiles 60 cm apart. Each pile reached a final torque of 1,000 Nm. We levelled the profiles by laser and left 6 mm expansion gaps between the clip-fixed boards.

3. Finishing and handover: we capped every board end and fitted 10 linear m of composite railing along the outer edge, 75 cm above ground. Galvanised steel carries the load inside the posts. We then cleaned the terrace.

Construction price: composite terrace 42 m² × €149 = €6,258; aluminium frame supplement 42 m² × €40 = €1,680; screw piles 24 × €55 = €1,320; composite railing 10 linear m × €137 = €1,370. Total €10,628, including 24% VAT.

Construction time: 7 working days on site in June 2025: piles and beams 2 days, aluminium frame 1 day, board and end caps 3 days, borders and handover 1 day.

Finished terrace: All 42 m² of decking came from one colour batch, with no visible screw heads.

Our Work Process

Three steps from profile selection to finished composite terrace.

  1. 1. Survey and profile selection

On site, we show hollow and solid board samples and discuss a treated timber or aluminium frame. The frame, decking and railing each have a separate quote line.

  2. 2. Frame and Bracket System

We build and level the frame in the chosen material, secure the decking with concealed clips and leave 6 mm expansion gaps. End caps keep water out of the boards' hollow channels.

  3. 3. Finishing and handover

We fit railings and steps last and sweep the terrace clean. The contract lists the board manufacturer's warranty and our structural warranty separately.

How to choose a composite board

The type of profile, the material of the frame and the delivery lot will determine how well the finished terrace will look over the years.

Hollow or solid profile

Hollow boards are lighter and cheaper, but an uncapped end lets rain into the channels, where freezing water can crack the surface. A solid profile is heavier and remains sound even without an end cap.

Choice of frame: Wood or aluminium

For terraces of up to 40 m², we use a lower-cost treated timber frame; for larger terraces, we use aluminium. Profiles can be spaced 60 cm apart rather than 40 cm, reducing their number and the installation work. The average size of our 41 aluminium-framed composite terraces is 46.2 m².

Matching colour across batches

Composite batches can vary in colour. We order all the boards for a terrace together from one batch to avoid a visible change in shade halfway across the decking.

Frequently Asked Questions

What does a 28 m² composite terrace cost?

A 28 m² composite terrace starts at €4,172, based on €149/m². An aluminium frame adds €40/m² compared with timber.

Why should composite boards be spaced wider than wood?

We leave 6 mm gaps because composite expands more with heat than timber does with moisture. Narrower gaps could make boards buckle together in a summer heatwave.

Does composite decking need washing?

Yes. We wash composite decking once a year because algae can make it slippery when wet. We use no more than 100 bar and keep the washer head 30 cm from the surface.

Why does an aluminium frame cost more than timber?

Aluminium profiles cost several times more than treated timber. Wider 60 cm spacing, compared with 40 cm for timber, offsets only part of that cost, so an aluminium frame adds €40/m².

What warranties cover a composite terrace?

The contract lists two warranties: 25 years from the manufacturer for composite boards and three years from Terrassiehitus Tallinn for the load-bearing structure. The manufacturer's warranty also covers edge trims and end caps.

Can composite decking go on an existing timber terrace?

Yes, after the existing foundation passes a load-bearing test. Composite is 20% heavier than treated pine at the same volume. If the foundation is sound, the joists remain and we replace only the decking.

Can old composite decking be recycled?

We sort removed composite boards and clips into the plastic collection, not wood waste, because composite cannot be processed as wood chips.

Where do you build composite terraces?

We build throughout Tallinn and Harju County, including coastal sites in Pirita and Merivälja, new developments in Peetri and Järveküla, and homes in Keila, Saue and Maardu.
