Tallinn's #1 terrace builder

Terrassiehitus Tallinn: Shelters and pergolas

Terrassiehitus Tallinn builds terrace shelters, pergolas and glazed terrace roofs that protect the timber structure from rain and snow and extend the season into spring and autumn. We give each roof a fall of 1.5 cm per metre to guide rainwater away from the terrace and its frame.

Site surveys and quotes are free in Tallinn and Harju County. Construction begins no later than the 14th working day after an order is confirmed.

    Carport Construction

A timber carport beside the house shields a vehicle from snow and frost. We set out its posts and roof slope for the expected snow load, as well as the vehicle's dimensions.

Our single-car carport stands on six posts spaced 3 m apart. Dimensions and prices are detailed on the carport page.

  • A builder on a ladder fixes pergola beams above a finished terrace, keeping the main beams above the terrace door opening.

    Pergola Construction

Pergola construction creates an open, slatted roof frame that provides partial shade, allows air to pass through, and is not designed to bear winter snow loads like a closed roof.

We set treated pine slats at 45° with 4 cm gaps over main beams spaced 50 cm apart. Facing south, they give less shade in the morning than in the afternoon.

  • Two builders fit sliding glass panels. Drainage holes in the lower track prevent rainwater collecting there.

    Terrace Glazing

Sliding toughened-glass panels enclose a side of the shelter and stack at one end in warm weather to open the terrace.

Our craftsmen always install 8mm toughened glass in an aluminium frame with a rubber seal, not directly against the aluminium, because the direct contact between the glass and the metal creates a point load on the edge of the glass when it expands, which breaks the toughened glass.

  • Timber terrace roof. Written care instructions specify the snow depth at which the roof should be cleared.

    Construction of a terrace roof

A waterproof terrace roof has rafters spaced 60 cm apart. They transfer the weight of roofing and snow to the shelter posts rather than the terrace frame.

At the customer's request, we install a cable channel under the roof for the electrical cable of the lighting, which remains hidden between the rafters, so that the later addition of lighting does not require dismantling the roof board.

Shelter construction prices

The price is based on the type of roof, the number of posts and the size of the roof structure. Site survey and quote are free of charge in Tallinn and Harju County.

The following factors affect the price the most:

  • roof type: open pergola, waterproof roof or glazed wall
  • number of posts and height: a higher structure requires a more rigid foundation
  • the joints of the shelter to be built over the existing terrace
  • snow load calculation: a closed roof needs thicker rafters than a pergola
  • preparation of a construction notice for a shelter of more than 20 square metres
  • adding lighting and cable ducting under the roof

How long does it take to build shelters?

An 18 m² timber-frame shelter on post foundations takes three working days: posts and beams on day one, rafters and roofing on day two, then finishing and cleanup.

A pergola for the same area can be completed 1 working day faster, because there is no waterproof coating on the slatted roof and there is no need to install rainwater gutters.

According to the building code, a shelter with open sides, with a built-up area of 20 square metres or less, does not need a building notice. For a larger shelter, a construction notice is submitted to the local government along with a construction project and, after completion, a notice of use. Our terrace shelter, pergola or terrace roof is an average of 19.3 square metres and can be completed in 2.9 working days. Of the 81 terrace shelters, 13 have been over 20 square metres and each of them received a building notice.

We reply on the same working day. Construction of a confirmed 18 m² shelter begins no later than the 14th working day.

Terrace Roof and Glazed Side Near Lohusalu Port

Owner: Anneli P., one side of a semi-detached house. Plot: near the port of Lohusalu, Lääne-Harju parish. Job number: 1,283.

1. Survey and load calculation: we sized the rafters and posts above the existing terrace for a snow load of 150 kg/m². The roof's 15 m² footprint fell below the 20 m² building-notice threshold.

2. Foundation and frame: four posts stand on foundations set 80 cm deep, carrying the roof load independently of the terrace. Rafters are 60 cm apart, with the lighting cable duct concealed between them.

3. Roof and handover: the waterproof roof falls 1.5 cm per metre away from the house. The 5 m seaward side has sliding 8 mm toughened-glass panels in an aluminium frame with rubber seals. Posts, beams and rafters have a three-year written warranty.

Construction price: waterproof terrace roof 15 m² × €175 = €2,625; toughened-glass panels 5 linear m × €220 = €1,100; post foundations 4 × €90 = €360. Total €4,085, including 24% VAT.

Construction time: four working days in August 2024: posts and beams, rafters with cable duct and roofing, then glazing, finishing and cleanup.

Finished terrace: The roof covers 15 m², while 5 m of toughened glass shields the seaward side from wind.

Our Work Process

Three steps from load calculation to finished shelter.

  1. 1. Measurement and Load Calculation

On site, we measure the footprint and size the rafters and posts for the roof's snow load. The foundation, frame and roofing each have a separate line in the quote.

  2. 2. Foundation and Framework

We use a post foundation because a tall shelter needs resistance to wind loads. We erect and level the frame before fitting the roof.

  3. 3. Roofing and handover

Roofing, glass or pergola slats are installed last. We provide a 3-year written warranty on posts, beams and rafters, and the roofing has a manufacturer's warranty.

How to Choose a Shelter Type

How you plan to use the shelter, the site's wind exposure and neighbouring property boundaries guide the choice.

Open pergola or covered roof

A pergola gives partial summer shade but lets rain through. A waterproof roof suits a terrace used in rain or snow, including for year-round barbecuing.

Glazing for a windy plot

On an exposed site, a glazed side can make the shelter more comfortable in spring and autumn. In warm weather, the sliding panels can be opened fully.

Distance from the neighbouring boundary

The site plan and fire-safety requirements determine how close a shelter can stand to a neighbouring boundary or building. We check these before quoting and mark the position on the layout plan.

Frequently Asked Questions

What does an 18 m² shelter cost?

An 18 m² timber-frame shelter starts at €4,230, based on €235/m². A pergola of the same size starts at €2,880.

Does a shelter need a building notice?

An open-sided shelter with a footprint of 20 m² or less does not need a building notice. A larger shelter needs a notice with a construction design and, after completion, a notice of use.

How long does it take to build a shelter?

An 18 m² timber-frame shelter takes three working days. A pergola of the same size takes one day less because it has no waterproof roof or gutters.

Does a pergola keep out rain?

No. Rain passes through the 4 cm gaps between the slats. For rain protection, choose a waterproof terrace roof.

Does a glazed terrace need heating?

Glazing does not include a heater. It blocks wind and helps the space warm in sunlight. Heating is a separate order that requires an electrician.

What Warranty Applies to Shelter Construction?

The shelter frame has a separate three-year written warranty in the contract. Manufacturer warranties apply to the roofing, glass and pergola slats.

How Close to a neighbouring boundary Can a Shelter Be Built?

The site plan and fire-safety rules determine the allowed distance to the neighbouring boundary and buildings. We check both before quoting and mark the proposed position on the layout plan.

Where do you build shelters?

We build shelters in Tallinn and Harju County, from the gardens of terraced houses in Peetri and Järveküla to the driveways of private houses in Viimsi, Keila, Saue and Maardu.
